Text description provided by the architects. The design started when I met the architect who decided to build a commercial district house that could solve the two factors: the residence and the rental income of the main household (parents and couple) on a detached house with a garden where I lived with my mother since childhood.

Although it was impractical to live in due to the aging of the house I lived in, I decided to sell a piece of land with long memories and build it with the desire to live in the current place where I can maintain relationships with people rather than settling elsewhere. It was the requirement of the building owner to make room for one-room households according to the current trend so that vacant rooms in rental facilities could be minimized and variable rental spaces could be built in the shopping district.

Design strategy. In the case of the shopping district houses, many elements had to be considered together, such as recognition and accessibility, in relation to a single objective. Considering the privacy of home users, a space independent of shopping district users should be formed, and in the case of shopping districts, it should be constructed in such a way that it is visible and easy for visitors to access.

Basically, the design of the building has been developed by avoiding interference between users through the separation and height of floors, and separating the access lines by using the secondary road, the movement of users from the shopping area and from home users do not overlap. The council makes the most of the features of the land which joins the three-sided roads, separating residential and commercial roads. A residential road was constructed on the secondary road near convenience facilities such as markets and bus stops, and a road near facilities such as a post office, police station and office has been designed to suit each person’s role. Although it is a commercial district house, the terrace and the courtyard connecting the outdoor space are planned in the living space to provide a feeling of openness and comfort while blocking the eyes of many. unspecified people using half-open area loading.

Space. Due to the nature of the Anseong area, the rental shopping district is designed to meet the needs of different tenants by considering the access circulation lines and toilets of each floor and connecting the second floor to the first floor. or rental in the case of the second floor.

In the case of rental housing, the lot between 1.5 rooms and 1 room was finally selected as a T1 structure with terrace via a design meeting, and each household was provided with an outdoor terrace to ensure their comfort. In the case of the owner’s household, the house is separated with parental privacy in mind, and the existing detached garden is elevated into the courtyard on the fourth floor to form a space for intergenerational privacy and family gatherings.
