Floor & Décor Inks First Small-Scale Studio Lease at Tysons – Trade Observer


Floor and decorationan Atlanta-based hard flooring retailer, laid the groundwork in Tysons, Virginia.

The company signed a 10-year lease on 11,327 square feet at Tysons Corner Retail Plaza, a 22,000 square foot shopping center comprised of three buildings and has already opened. The rent has not been communicated.

A subsidiary of the Maven Groupthe owner of the property, has owned the building for approximately three decades.

KLNB represented the tenant in the transaction.

“The site provides direct visibility of Route 7 and has a great presence on all traffic in Tysons at 495,” Brian Finkelstein, a director of KLNB, told Commercial Observer.

The space was previously occupied by petco and Office deposit before the occupation of Floor & Decor.

The Floor & Decor studio offers client samples and the opportunity to work one-on-one with expert design professionals. Typically, the company occupies much larger spaces — 40,000 to 60,000 feet — and this is the first of what they call a design center, according to the company.

Located at 1929 Old Gallows Roadthe new studio is just 13 miles from Washington, DC, and is directly across from the Tysons Corner Centera mall with hundreds of retailers.

Notable tenants of the property include 7 eleven, The vitamin shop, District Chicken and Yardbird outdoor furniture.

KLNB John Meyer also represented Floor & Décor in the lease. It was not immediately clear who represented the owner.

The tenant’s requests for comment were not immediately returned.
